Toepasselijkheid en definities<\/h4>\n<p>1.1 Deze Algemene Voorwaarden zijn van toepassing op alle overeenkomsten die Grand Apartments sluit met haar opdrachtgevers.<\/p>\n<p>1.2 Onder bemiddeling wordt verstaan de inspanningsverplichting van Grand Apartments gericht op het tot stand brengen van een huurovereenkomst voor een woonruimte tussen de Opdrachtgever en een derde, tegen een vergoeding van de Opdrachtgever, zoals omschreven in artikel 7:425 BW. Grand Apartments zal nooit een bemiddelingsopdracht van beide partijen accepteren voor dezelfde woning. <\/p>\n<p>1.3 Met een derde wordt de (kandidaat-)verhuurder bedoeld als de Klant een woning wil huren. Met een derde wordt de (kandidaat-)huurder bedoeld als de Klant een woning wil verhuren. <\/p>\n<p>1.4 Afwijkingen van deze Algemene Voorwaarden zijn slechts geldig indien deze uitdrukkelijk schriftelijk door beide partijen zijn overeengekomen.<\/p>\n<p>1.5 Indien de Opdrachtgever uit twee of meer (rechts)personen bestaat, zijn deze hoofdelijk aansprakelijk voor de nakoming van alle verplichtingen jegens Grand Apartments.<\/p>\n<p>1.6 Indien enige bepaling van deze Algemene Voorwaarden ongeldig wordt geacht, laat dit de toepasselijkheid van de overige bepalingen onverlet.<\/p>\n<div>&nbsp;<\/div>\n<h4>2. Medewerking van de klant<\/h4>\n<p>2.1 Beide partijen komen overeen geen handelingen te verrichten die een goede uitvoering van deze overeenkomst in de weg staan. De Opdrachtgever dient alle noodzakelijke informatie te verschaffen en alle medewerking te verlenen aan Grand Apartments om een goede uitvoering van de overeenkomst te bewerkstelligen. <\/p>\n<p>2.2 Grand Apartments vangt haar werkzaamheden niet eerder aan dan nadat alle benodigde gegevens zijn verstrekt en de eventueel overeengekomen (vooruit)betalingen door Opdrachtgever zijn voldaan.<\/p>\n<h4>&nbsp;<\/h4>\n<h4>3. Voor klanten die residentieel vastgoed willen huren<\/h4>\n<p><strong>Omvang van de services<\/strong><\/p>\n<p>3.1 Een zoekopdracht behelst de inspanningsverplichting van Grand Apartments om voor Opdrachtgever geschikte huurwoningen te vinden.<\/p>\n<p>3.2 De diensten van Grand Apartments kunnen bestaan uit:<\/p>\n<ul data-spread=\"false\">\n<li>\n<p>Algemeen advies over de lokale huurmarkt, huisvestingsvergunningen, huurbescherming, huurprijzen en meer.<\/p>\n<\/li>\n<li>\n<p>De huisvestingsbehoeften en het zoekprofiel van de klant vaststellen.<\/p>\n<\/li>\n<li>\n<p>Zoeken naar eigenschappen die overeenkomen met de voorkeuren van de klant.<\/p>\n<\/li>\n<li>\n<p>Regelen en begeleiden van bezichtigingen.<\/p>\n<\/li>\n<li>\n<p>Bezichtigingen evalueren met de klant.<\/p>\n<\/li>\n<\/ul>\n<p><strong>Bemiddelingsopdracht<\/strong><\/p>\n<p>3.3 Op verzoek zal Grand Apartments:<\/p>\n<ul data-spread=\"false\">\n<li>\n<p>De aanvraag van de klant voorbereiden en presenteren aan potenti\u00eble verhuurders.<\/p>\n<\/li>\n<li>\n<p>Onderhandelen over huurvoorwaarden met potenti\u00eble verhuurders namens de klant.<\/p>\n<\/li>\n<li>\n<p>Huurcontracten opstellen en toezien op de ondertekening ervan.<\/p>\n<\/li>\n<li>\n<p>Geef uitleg over de huurovereenkomst.<\/p>\n<\/li>\n<\/ul>\n<p><strong>Aanvullende diensten<\/strong><\/p>\n<p>3.4 Grote Appartementen kunnen helpen met:<\/p>\n<ul data-spread=\"false\">\n<li>\n<p>Zorgen voor tijdige betaling van de eerste huurkosten.<\/p>\n<\/li>\n<li>\n<p>Het organiseren van eigendomsoverdrachten en inspecties.<\/p>\n<\/li>\n<li>\n<p>Advies over nutsaansluitingen, verhuisservices en meer.<\/p>\n<\/li>\n<\/ul>\n<p>3.5 Grand Apartments behartigt in deze uitsluitend de belangen van de Opdrachtgever.<br><br><\/p>\n<h4>4. Voor klanten die residentieel vastgoed verhuren<\/h4>\n<p><strong>Omvang van de services<\/strong><\/p>\n<p>4.1 Diensten voor verhuurders kunnen bestaan uit:<\/p>\n<ul data-spread=\"false\">\n<li>\n<p>Adviseren over huurstrategie\u00ebn en marktomstandigheden.<\/p>\n<\/li>\n<li>\n<p>De woning inspecteren en fotograferen.<\/p>\n<\/li>\n<li>\n<p>Het pand adverteren op relevante platforms.<\/p>\n<\/li>\n<li>\n<p>Screening van potenti\u00eble huurders.<\/p>\n<\/li>\n<li>\n<p>Opstellen van en toezicht houden op huurovereenkomsten.<\/p>\n<\/li>\n<li>\n<p>Het proces van de eigendomsoverdracht beheren.<br><br><\/p>\n<\/li>\n<\/ul>\n<p><strong>Verplichtingen van de klant<\/strong><\/p>\n<p>4.2 De Klant dient alle noodzakelijke en juiste informatie te verstrekken die nodig is voor het uitvoeren van de overeenkomst.<br><br><\/p>\n<h4>5. Gegevensbescherming<\/h4>\n<p>De persoonsgegevens van Klanten worden verwerkt in overeenstemming met de toepasselijke wetgeving inzake gegevensbescherming en uitsluitend voor de uitvoering van deze overeenkomst.<br><br><\/p>\n<h4>6. Aansprakelijkheid<\/h4>\n<p>6.1 Grand Apartments is niet aansprakelijk voor schade als gevolg van onjuistheden in door Opdrachtgever verstrekte gegevens of handelingen van derden die betrokken zijn bij door Grand Apartments gefaciliteerde huurovereenkomsten.<\/p>\n<p>6.2 In geval van aansprakelijkheid is deze beperkt tot de vergoeding die Grand Apartments voor de betreffende overeenkomst heeft ontvangen.<\/p>\n<div>&nbsp;<\/div>\n<h4>7.1 Overeenkomsten kunnen eindigen op:<\/h4>\n<ul data-spread=\"false\">\n<li>\n<p>Succesvolle voltooiing van de beoogde resultaten.<\/p>\n<\/li>\n<li>\n<p>Schriftelijke be\u00ebindiging door een van beide partijen.<\/p>\n<\/li>\n<li>\n<p>Het niet nakomen van verplichtingen onder de overeenkomst.<\/p>\n<\/li>\n<\/ul>\n<div>&nbsp;<\/div>\n<div>8.
